Planning guide · Lakeway, Texas
Permits are part of the design process.
A permit is not an administrative detail at the end. Site rules, required documents, technical review, and inspections can shape the addition from the beginning.

01
When a permit applies
Lakeway’s published permit requirements state that building permits are generally required for new construction, additions, remodeling, and many alterations. The city specifically includes house additions, screened porches, sunrooms, garage conversions, deck additions, and other exterior work among its examples.
The exact permits and reviews depend on the project scope. Contact Building & Development Services for a property-specific determination before work begins.
02
What the team may need to prepare
A useful pre-application package commonly begins with reliable information about the property and existing home. The final submission requirements must be confirmed through the city’s current process.
- Property survey and recorded constraints
- Existing and proposed site information
- Floor plans, elevations, and construction details
- Structural information prepared by qualified professionals as required
- Project valuation and contractor or trade information requested by the city
03
Submission and review
The City of Lakeway directs current permit applications to its Civic Self Service portal. The city notes that the portal requires registration with a valid email and requests applicable contractor contact information during submission.
Review can produce questions or correction comments. The project schedule should allow time for the team to coordinate responses and revised documents without assuming approval.
04
Inspections during construction
Required inspections confirm that covered work can proceed at defined stages. Lakeway currently directs inspection scheduling through Civic Self Service for applications submitted through that system. The city states that the requester must be listed as a contact on the permit application.
The exact inspection sequence belongs in the construction plan. Work should not cover or advance past a required inspection point until the applicable approval is received.
05
Separate approvals and property constraints
A city building permit does not resolve every private or outside requirement. Depending on the property and project, the team may need to review HOA or architectural-control documents, easements, utility-provider requirements, and other recorded restrictions.
Do not assume that rules published for the City of Austin apply to a Lakeway address. First confirm the property’s jurisdiction and the authority responsible for the work.

Questions worth asking early
Is this guide an official permit determination?
No. It is a planning overview based on current public sources. The City of Lakeway and any other applicable authority determine the requirements for a particular property and scope.
Can work begin while a permit is under review?
Do not assume it can. The city describes a building permit as authorization to proceed in accordance with approved drawings and specifications. Confirm authorization before work starts.
Who schedules inspections?
Lakeway's current guidance says the person requesting inspections must be included as a contact on the Civic Self Service permit application. Contractor registration and licensing validation may also apply to relevant trades.
A considered first step
Every addition begins with a reason.
More room for family. A quieter primary suite. Space to gather. A way to remain in the neighborhood you love.
